Do I need to pay for your service up front?
No, we operate a strict no let no fee basis. This means that we collect our fee only when we find you a tenant and fulfil our agreement. The fee is normally deducted from the first month rent meaning the return on your property is used to cover our costs.
How often do you visit my property?
In is important for us to ensure that your tenant is looking after your property and therefore we regularly carry out periodic inspections. These are done every 3-4 many months and generally note the condition of the property and whether there has been any damage caused as well as potential repairs needed.
When will I receive my rent?
Within 5 working days of ideallets collecting the rent from your tenant we will transfer it directly to you less our low fee. On average rent is transferred to you with 2 working days of collection.
What happens if an urgent repair is needed outside of normal working hours?
Ideallets has a team of trusted engineers who can be called upon 24 hours per day to fix any issue that should arise. All calls from the tenant will come directly to us and we will use our professional judgement to determine if the matter is urgent. Urgent repairs outside of normal working hours will either be fixed or maintained in a professional and cost effective manner with an update provided to you at the next most convenient opportunity.

Ideallets full management service will oversee that any repairs are carried out to a cost effective and professional standard. Accept in the case of emergency we will contact you prior with the options you have along with any known likely costs.
Can I meet the tenant before they move in?
YES absolutely, we run an open and transparent service meaning we support landlords’ and tenants’ meeting to ensure everyone is happy. To date we have not had a single case where either party was not happy. This meeting is not essential however we provide the opportunity to relieve many first time landlord’s nerves.
I just want my property let and managed, do I need to be involved in the process?
No, ideallets have many clients who are either too busy or are over sees. In general we run an all-inclusive lettings and management service and are both qualified and have experienced to manage the process from start to finish. Like most of our clients we are more than happy to update you regularly along the way meaning we provide you with a no hassle all inclusive lettings and management service.
How long is the tenancy agreement?
We will draw up an initial agreement of 12 months and, unless agreed otherwise, to this we will add a landlord break only clause after month 6th. This will ensure that a good paying tenant will stay a minimum of twelve months however the landlord will have the option of breaking the agreement should you choose to after for any reason after month 6. This offers added security as well as a reduction of risk to the landlord.
